Special laws/rules often apply to dual agents, especially in negotiating price. In dual agency situations, a conflict of interest is more likely to occur, typically resulting in the loss of advocacy for both parties. Individual state laws vary and interpret dual agency rather differently, with some no longer allowing it. In some states, dual agency can be practiced in situations where the same brokerage represents both the buyer and the seller.
Landline interviews were conducted using a computer-generated random sample of telephone numbers that ensured that both listed and unlisted numbers were called. Additionally, we utilized a registration-based sample of landline phone numbers for adults who are registered to vote in California. After a household was reached, an adult respondent was randomly chosen for interviewing using the “last birthday method” to avoid biases in age and gender. In addition to the lack of satisfaction with the way democracy is working, Californians are divided about whether Americans of different political positions can still come together and work out their differences. Optimism has been similar in more recent years, but has decreased 7 points since we first asked this question in September 2017 (56%). In September 2020, just before the 2020 general election, Californians were also divided (47% optimistic, 49% pessimistic).
Today, about eight in ten Democrats—compared to about half of independents and about one in ten Republicans—approve of Governor Newsom. Half or more across regions approve of Newsom, except in the Central Valley (42%). Across demographic groups, about half or more approve of how Governor Newsom is handling his job.
In Illinois, the salesperson license was replaced by a broker license in 2011. The new license requires 90 hours of pre-license education, 15 of which must be interactive, and 30 hours of post-license education. The pre-license education requirement includes a 75-hour topics course and a 15-hour applied real estate principles course. In North America, commissions on real estate transactions are negotiable and new services in real estate trends have created ways to negotiate rates.
Each state has a real estate commission who monitors and licenses real estate brokers and agents. For example, some states only allow lawyers to create documentation to transfer real property, while other states also allow the licensed real estate agent to do so. Most states require that an applicant must attend a pre-license course with a minimum number of classroom hours to study real estate law before taking the state licensing exam.
The CMA and other regulators now have the unenviable task of untangling these arguments between Sony and Microsoft and figuring out exactly how this deal could harm consumers or competition. Microsoft still hopes to close this deal out by spring 2023, but there’s a good chance we have months of battles ahead — as well as the opportunity to gain rare insights, as with these mobile plans, into the secret ambitions of the gaming industry. However, a big potential stumbling block for Microsoft’s mobile gaming ambitions could be its control of Call of Duty on both mobile and console. Microsoft has seen success with Xbox Game Pass, and it has made it clear it wants to bring Activision games to the service. Microsoft says these same principles will also apply to the future Xbox mobile store, which could be enough to lure developers onto the platform. One company that might be particularly interested is Epic Games, which has allied itself with Microsoft in the past few years in the fight against Apple’s App Store policies.
Today, Newsom enjoys the support of most Democrats (91%), while most Republicans (86%) support Dahle; Newsom has an edge over Dahle among independent likely voters (47% Newsom, 37% Dahle). Across the state’s regions, two in three in the San Francisco Bay Area and Los Angeles support Newsom, as do nearly half in the Inland Empire and Orange/San Diego; likely voters in the Central Valley are split. Newsom leads in all demographic groups, with the exception of men (45% Newsom, 44% Dahle) and those with a high school diploma only (46% Newsom, 49% Dahle).
Majorities across the state’s regions say they are satisfied with their choices of candidates in the upcoming gubernatorial election. Californians are much more pessimistic about the direction of the country than they are about the direction of the state. Solid majorities of adults (62%) and likely voters (71%) say the United States is going in the wrong direction, and majorities have held this view since September 2021.

After gaining some years of experience in real estate sales, a salesperson may decide to become licensed as a real estate broker (or Principal/qualifying broker) in order to own, manage, or operate their own brokerage. In addition, some states allow college graduates to apply for a broker's license without years of experience. College graduates fall into this category once they have completed the state-required courses as well. California allows licensed attorneys to become brokers upon passing the broker exam without having to take the requisite courses required of an agent.
